Set Up a Listing Appointment

Every listing begins with a free, no-obligation consultation in your home. We will ask you questions and listen intently to your answers to get a better understanding of you, your timeline and your goals. We will invest the time to understand and meet your expectations and above all, we will be honest with you.

Signing a Listing Agreement

By signing a listing agreement we are agreeing to stand by each other through the process of selling your home. We don’t just show up and expect your home to sell itself instead we are there to support you every step of the way. Any question big or small, our team is here to guide you!

Preparing your Home

Once we have a clear goal in mind it is time to start preparing your home. Typically we will begin the process with a pre-inspection which helps inform buyers of the condition of the home before they are asked to make an offer. By disclosing to buyers ahead of time, you manage their expectations and minimize the chances they have to renegotiate in a settlement. Next, we will work with a professional photographer to stage your home, our staging check-list has been modified and perfected over our many years in business. The best way to prepare your home for a photographer is to try to make it a blank slate that potential buyers can envision their own style, taste, and personality in!

Finding the Right Price

Being an expert in your neighborhood/community is key to being a successful real estate agent. Our team members have not only worked in Philadelphia and the surrounding neighborhoods but they have lived, built and raised families, attended events and concerts, visited amazing restaurants, built communities and watched or contributed to change. With 34 years of experience in these neighborhoods, we understand the features, trends and seasons that make selling a particular home successful. Using this expertise we will help you decide on an asking price that will bring in offers and still deliver the return you are looking for.

Promoting your Property

Marketing is a key aspect of getting your home in front of potential buyers and we take this step very seriously. Utilizing world-class marketing techniques our team will create an advertising campaign for your home that reaches thousands of potential buyers. We start with beautiful professional photography that catches the eye and helps create instant interest in your property. On occasion, we will also utilize professional videography such as drones to attract more attention. Next, we will publish your home in the Multiple Listing Service (MLS), Zillow, Trulia, and the Berkshire Hathaway Home Services Facebook Page.

But that’s not all! We will also create a Facebook Ad Campaign which uses targeted online marketing to help increase the number of potential buyers who view your home! This will be coupled with a tailored email blast that will go out to our entire database of over 3,500 people! Once a potential buyer has shown interest in your property we will continue to target them by redirecting them to our website and showcasing on our blog!

Lastly, we have developed really great relationships with local businesses such as Local Newspapers, Curbed Philly and other media outlets who have showcased our listings for us. We will continue to foster these relationships and make sure our clients are getting the most and best exposure possible.

Time to Close

Once you have accepted a buyers offer there is still a bit of work to be done. We will work with you to satisfy all contingencies of the agreement of sale such as property inspections, appraisals, and clear title. We will keep you informed and educated through the entire process and once the contingencies are met, it’s time to dot the i’s and cross the t’s.
